Pre-Arrival • There is a bus stop one mile from the guest entrance, along a tarmacked road. There is a regular bus service. The nearest train station is located five miles away in Penzance, approximately 20 minutes by car. • There is a local taxi service - we would be happy to make a booking for you. We have a website showing photographs of each of our three letting rooms. All of these rooms are situated on the first floor. Please contact us by email, telephone or letter - contact details below.

Arrival & Car Parking Facilities • There is a gravelled car park and ample free parking on level ground to the front of the property. The entrance is accessed via the front garden, and the porch is lit by night. There are two steps into the front hall. Assistance with luggage is always available and offered to guests on arrival and departure.

Main Entrance & Reception The entrance leads you into the hall. The bedrooms are situated on the first floor. There is a flight of stairs, then a large landing. The stairs are fitted with short-pile carpet and there is a hand-rail on the

Public Areas - General (Internal) The landing area is light, spacious and fully carpeted. It is lit by night. We do not play background music in any area. There is a strict no-smoking policy throughout.

Public Areas - WC • The guest rooms offer en-suite facilities. There are no downstairs toilets.

Dining Room. Breakfast is served in the fully-carpeted dining room around a large dining table on the ground floor. Chairs have upholstered seats and no arms. Full waiter service is available Vegetarian, vegan, gluten-free and all other diets can be catered for with prior arrangement.

Bedrooms The three guest rooms are located on the first floor. Each room is fitted with a secure, lockable door. Rooms are heated during cold periods. Radiators have thermostatic controls. Televisions have remote control. Carpets are fitted throughout, with the exception of the en suite bathrooms. The 4 poster room offers a 5’ double bed, with good access from both sides. The Blue room has a double bed with good access on both sides. All guest rooms are decorated to a high standard, with co-ordinated fabrics and quality furnishings. All guest rooms offer well-stocked refreshment tray, television, hairdryer and many other 'little extras' to help make your stay comfortable.

Bathrooms. All rooms are en-suite with shower, WC and basin. There are all tiled. There is a 16cm step up into the shower cubicle. A heated towel rail is fixed to the wall, adjacent to the basin. The door opens inwards. The Blue room room has a tiled en-suite floor surface and tiled walls to 112cm.

There is a 12cm step up into the shower cubicle. The basin has a pedestal base. The door opens outwards, into the bedroom.

Grounds and Gardens Guests are welcome to use the table, parasol and chairs in the enclosed garden to the front of the property.

Additional Information A fully integrated fire alarm system is installed in the property.
